What is Home Staging?

Home staging is a modern approach to interior design that uses standard principles such as color, scale, balance, harmony, and focal point to create maximum appeal, combined with an emphasis on elegance and simplicity.

There are two types of staging:

Staging to Sell Your Home

Staging began as a real estate marketing tool that focuses attention on a home’s best features instead of the seller’s personal style, giving it broader appeal and making it a strong competitor in all market conditions.

Staging to Live in Your Home

Over the past thirty years, staging has evolved to include services for people moving into a new home, as well as those who are remodeling or updating an existing one. The biggest difference between the two types of staging is the personal element. Real estate staging creates a less personal environment to focus attention on the house itself while staging to live in your home harmonizes your style and how you want to live in your home with its best features.

WHY USE STAGING TO SELL YOUR HOME

Faster Sale

More Profit

Staged homes have a twenty-five year history of selling for about 17% more and twice as fast – in all market conditions.

Staging works.

HOW STAGING GETS RESULTS

Staging Creates Better Pictures for On-Line Marketing

Over 95% of buyers will first see your house in an on-line image and decide within seconds if they want to see it in person…or dismiss it.  Staging ensures that pictures of your house work for you, and not against you.

Staging Impresses Visitors

If your house is staged, the Realtors who preview it for their buyers, and the buyers themselves who come to see it, will be impressed. That enthusiasm helps form the emotional attachment that leads to a sale.

Staging makes your house stand out

STAGING TO LIVE IN YOUR HOME

When you’re moving in

When you’re updating or remodeling

It’s exciting to buy a new home and plan how to make it yours, or to refresh a home you’ve lived in for a while. There’s a lot to consider, and mistakes like picking the wrong carpet or tile can be expensive, so it’s very helpful to have a little guidance.

Here are some of the ways that Sandy can help you:

  • Find paint colors that harmonize with the fixed finishes in the house
  • Create a coordinated color plan for the interior and/or exterior
  • Arrange a painting estimate (If we do the painting we’ll refund the cost of the staging consultation.)
  • Review your existing furniture and accessories
  • Analyze the color of flooring, tile, stone, carpet and any other building materials or furniture that you’re considering to be certain they will harmonize with the existing ones
  • Recommend additional items
  • Arrange furniture and accessories

Sandy, thank you for helping us sell our house so quickly. We put it on the market Friday and got an offer Monday evening. How’s that for fast? We really think the home staging you did made it easier for buyers to see themselves in our home (minus the clutter and junk)! It’s really amazing how rearranging a few things and clearing the clutter could make such a difference. Thanks again.

Selling your house in a tough market is really difficult: you have to let go of some of the things you love about your home and always keep in mind that you’re trying to sell to someone else, NOT yourself.

That’s the first step, but what do you do next? We knew that we had a nice house in a popular place, but we also knew that we had lots of competition, and we wanted to make our house easy to buy.

We have used Sterling Property Services to help maintain our house: power-washing, painting and the like, and Roger always does a great job – he is the most thorough painter we’ve ever seen, and the results show it. When we decided to put the house on the market, we realized that the interior needed repainting and the colors updated, and called him again. That’s where Sandy’s help came in: she assessed all the room, found coordinated colors that emphasized the best features of the house, and suggested a number of simple things we could do to make an empty house feel like a place you’d want to live.

The results speak for themselves: the house got lots of showings, and sold after only five weeks on the market.

Thanks Sandy and Roger!!

Roger did a fantastic job repairing and painting a ceiling that had some water stains. He also painted two large rooms and now my 30 year old house looks almost new! He is very diligent in his work and does all the necessary prep work before he even picks up a brush! He cleans up ALL his mess too!! He even removed some ugly wallpaper in my master bath and painted the walls to bring it up to standard. Since we plan on selling soon, the updated painted rooms will surely help in the sale.

Sandy was extremely helpful early on as she had excellent suggestions for color selections and staging ideas. We have used Sterling Property Services in the past for some power wash work and plan on using them again just before we list to get the outside looking crisp and clean. We would definitely recommend Sterling Property for painting, power-washing, staging, and color consulting work.

Another successful with Sandy preparing a house for sale in Tryon, NC. With very little money and lots of sweat equity the property was transformed under Sandy’s guidance. There were multiple offers with 16 days, and it sold for $3,500 over the asking price. Preparing a home for sale with an expert like Sandy really pays off.

We recently had the pleasure of working with Sandy LeRoy of Sterling Property Services, Hendersonville, NC in the initial assessment of our home prior to listing it for sale.

We were very pleased with her advice and recommendations. Sandy looked at our furniture arrangements, at the ‘objects d’art’ that were on the shelves and walls, and the color groupings in a certain room that worked (or didn’t). Sandy offered clear suggestions to capture a buyer’s eye and imagination with respect to each room and to maximize the “wow” impact of the the very important first impressions via pictures and internet.

We appreciated Sandy’s efforts to utilize what we had, without undue expense in this time of transition. Sandy emphasized use of plants, real and silk, to soften and enhance areas where furniture and/or trinkets might have detracted. At the end of our appointment, with Sandy’s help positioning furniture in two rooms and her discernment in a third room, we came away with arrangements that made absolute sense – a “why didn’t we think of that?” experience!

All said, we found a real value in Sandy’s experience and the excellent service provided. We would recommend sandy and Sterling Property Services to anyone who wishes to gain a better edge in the real estate market.

We are selling our home and Roger and Sandy (Sterling Property Services) came highly recommend to prepare our home for market. What a team! Lovely to work with. Professional. They listen. We are in beginning of enhancements, but are impressed with their experience, straightforward approach to attracting buyers, and receiving an optimal price for our home. They are first class but respect your budget.

We found both Sandy and Roger to be extremely knowledgeable in their respective areas of expertise. Sandy’s eye for color and advice was “spot on”, made a lot of sense, and looked great on the walls when Roger finished his wonderful work.

We had both taken Sandy’s ‘Smart Selling’ course and found  it extremely helpful. Working with Sandy and Roger then helped make the transformation possible. Some of Sandy’s staging ideas cost very little, and in general, her advice helped us to maximize the effect of the money we did have to spend.

After a lot of hard work on everybody’s part, we feel we have an awesome (and very marketable) house that we hope will appeal to many buyers. It’s better than new and in ‘move-in’ condition.
