Meet Roger and Sandy
We often joke that while Sandy may have most of the creative ideas, Roger is the one who really makes things happen.
We started out in the San Francisco Bay Area in 1985 as Ness Painting & Decorating, before moving here in 2004 and founding Sterling Property Services.
Although we’ve been doing this work for many years, we still love it. Every project is different, and we see each one as a new opportunity to put our talents to work for our clients.
We think that we’re a great team and the perfect combination of inspiration and expert implementation.

Painting Contractor, Master Painter
Roger has more than thirty-five years construction industry experience as a licensed contractor, business owner and master painter, specializing in custom projects.
He and Sandy founded Ness Painting & Decorating in the San Francisco Bay Area in 1986, and they quickly became known for superb worksmanship and service, building a loyal clientele. In 2004 Roger and Sandy moved to Flat Rock, NC and established Sterling Property Services.
In addition to four years’ formal training in a union apprenticeship program that earned him journeyman status, Roger has completed numerous special courses in property improvements and maintenance, and he works to stay current with the advances in paint technology, painting equipment, tools, techniques, and products.
Sandy Le Roy
Architectural Paint Color Consultant, Professional Home Stager, Writer and Teacher
Building on a lifelong interest in color and design, Sandy studied color and decorative painting at the Day Studio and the Gale Laurence Studio in San Francisco. Sandy is a Certified Color Strategist who uses color science, solutions developed through years of experience, and the latest technology to give educated color guidance on interior and exterior painting projects. She also became an Accredited Staging Professional in 2001 and has shown countless sellers how to prepare their house to compete successfully in any market.
Sandy’s work as an architectural paint color consultant and professional stager has been featured in several magazines, including Carolina Home + Garden, Mountain Traditions, and Blue Mountain Living.
In addition to consulting, Sandy loves to write and talk about color. She publishes a blog and frequently teaches color workshops at local junior colleges and home shows.
